Homes in Hendon
The railway reached Hendon in 1868, with a station on the Midland line, followed by Hendon Central on the Underground in 1923. Brent Street had become the commercial centre by the 1890s, and much of the area developed into a London suburb, while the hamlet of The Burroughs and the area around St Mary's Church kept older buildings.
Hendon is mixed. At the 2021 Census, 42% of households in Hendon Park, Hendon Central and North Hendon lived in houses and 56% in flats. Median semi-detached prices were about £585,000 to £850,000 in the year to March 2026.
For houses, the usual projects are hip-to-gable lofts, rear kitchen extensions and side extensions. For flats, any extension needs a full planning application.
Hendon is also known for the London Aerodrome, later RAF Hendon; from 1972 the site was gradually handed over for housing and the RAF Museum, which is why parts of the area have much newer homes alongside the interwar streets.
Planning and practical notes for Hendon
Hendon has two of Barnet's conservation areas, Hendon Church End and Hendon The Burroughs. Outside them, Barnet's 2026 guidance applies: single-storey rear extensions up to 3 metres deep on terraced houses, 3.5 metres on semis and 4 metres on detached houses, and rear dormers inset at least 0.5 metres from the eaves, ridge and edges of the roof where planning permission is needed.
Two-storey rear extensions are usually limited to 3 metres deep and kept at least 1 metre from the boundary of a detached neighbour, or 2 metres from an attached neighbour's boundary, and should not have flat roofs.
