Homes in Hampstead Garden Suburb
Hampstead Garden Suburb was founded by Henrietta Barnett. In 1906 she set up the Hampstead Garden Suburb Trust, which bought 243 acres of land from Eton College and appointed Raymond Unwin as architect, with Edwin Lutyens also involved. The Trust describes its houses and flats as representing the best of English domestic architecture of the early twentieth century, with undivided houses, individual gardens and hedges rather than walls. The Suburb expanded north of the A1 in the 1930s.
At the 2021 Census, 63% of households in the Hampstead Garden Suburb statistical area lived in houses: 32% semi-detached and 26% detached. The median semi-detached sale there was about £1.67 million in the year to March 2026.
Projects here are usually high-specification renovations, rear extensions designed to suit the original architect's work, and loft conversions, all of which must follow the Suburb's design guidance.
Planning and practical notes for Hampstead Garden Suburb
Two separate consents usually apply. The Suburb is a conservation area with an Article 4 direction, so permitted development rights don't apply and external alterations generally need planning permission from Barnet. In addition, freehold houses are subject to a Scheme of Management under the Leasehold Reform Act 1967, approved by the High Court in 1974, and the Trust's consent is needed for any external change, including loft conversions.
Trust consent is applied for separately from planning permission, and listed buildings also need listed building consent from Barnet. Some repairs need the Trust's prior consent even without a formal application, so we contact the Trust's architectural team early and follow its published guidance.
