Homes in Eastcote
At the turn of the twentieth century, Eastcote was a small community of around 120 cottages and some 600 people. The Metropolitan Railway's extension to Uxbridge passed through in 1904, the halt was rebuilt as a station in 1939, and the land around it filled with interwar estates.
The 2021 Census shows how uniform the housing is: 80% of households in the Eastcote statistical area lived in houses and 61% in semi-detached houses, the joint highest semi-detached share of any area we cover. The median semi-detached sale was about £760,000 in the year to March 2026.
Semis here usually have room for a single-storey rear extension, a side extension replacing a garage and a rear dormer loft conversion. Single-storey rear extensions here should keep flat roofs to 3 metres and pitched roofs to 3.4 metres high, and at least a quarter of the front garden must be kept.
Planning and practical notes for Eastcote
Eastcote has three conservation areas on the Hillingdon side: Eastcote Village, Eastcote Park Estate and Morford Way. Part of Eastcote Village also falls within Harrow, which includes it in its Pinner group. In these areas, Hillingdon expects extensions to match the original house's layout, scale, roof form, window pattern and materials, and side extensions may need to be set back.
Elsewhere, policy DMHD 1 applies: rear extensions of 3.3 to 3.6 metres on semis depending on plot width, side extensions less than half the width of the original house and, for two-storey side extensions, a 1-metre gap to the boundary and a 1-metre set-back from the front. Where a house already has a hip-to-gable loft, the council will not support a two-storey side extension.
