# Builders in Wembley

Mirion Builders is based on Wembley Park Drive and builds extensions, loft conversions and renovations for homes across Wembley, from the 1930s semis of Barn Hill and Preston to older houses near Wembley Central.

Most of Wembley's family houses date from the 1920s and 1930s. The Metropolitan Railway opened Wembley Park station in 1894, and after the British Empire Exhibition of 1924 to 1925 the land around Wembley Park, Barn Hill, Preston and North Wembley was built up as Metro-land suburbs. The typical house is a semi-detached with a hipped tiled roof, a two-storey bay and a long back garden. Closer to Wembley Central and the High Road, there are older terraces and Edwardian houses.

In the 2021 Census, half of the households in the Wembley neighbourhoods covered here \(Wembley Park, Wembley North, East and West, Barnhill and Preston Park\) lived in a house: 31% in semi-detached houses, 11% terraced and 8% detached. The other half lived in flats, including the newer blocks around Wembley Park. Median semi-detached prices in those areas ranged from about £540,000 to £790,000 in the year to March 2026.

For a 1930s semi, the usual loft is a hip-to-gable conversion with a full rear dormer, which turns a cramped loft into a bedroom and shower room. Downstairs, a single-storey rear extension usually replaces a narrow kitchen with a kitchen-diner that opens onto the garden.

Several Wembley streets are in conservation areas with Article 4 directions: Barn Hill and Wembley High Street, with Northwick Circle towards Kenton and Sudbury Court to the west. In those areas the SPD does not apply, permitted development rights are reduced, and the council's conservation area design guides set the expectations for roofs, windows and extensions.

Wembley also has its own practical issue: the [event-day parking zone](https://www.brent.gov.uk/parking-roads-and-travel/parking/wembley-event-day-parking) around the stadium. Parking restrictions apply across much of the area on event days, so we schedule deliveries, skips and scaffolding around the stadium calendar and check whether a licence is needed for anything placed on the road.

Building work in Wembley: common questions

Can I convert the loft of a 1930s Wembley semi without planning permission?

Often, yes. A hip-to-gable conversion with a rear dormer is usually permitted development if the house keeps its rights, the extra roof space stays within 50 cubic metres and the house is not in a conservation area. In Barn Hill, Wembley High Street, Northwick Circle and Sudbury Court, Article 4 directions mean you should expect to apply. We check this before any drawings are done.

Do Wembley Stadium event days affect building work?

They can. Brent's event-day parking restrictions cover streets around the stadium, so deliveries, skips and contractor parking have to be planned around event dates. We build that into the programme.
