> Extensions, loft conversions and renovations in Golders Green, NW11: Edwardian houses built after the 1907 tube station, with Barnet's 2026 guidance.

Most houses in Golders Green date from the years after the Underground arrived in 1907, and our work here is mainly loft conversions, rear extensions and renovations of Edwardian and interwar homes.

The opening of Golders Green Underground station in 1907 turned a small settlement around a crossroads into a suburb. The bulk of Golders Green is a late-Victorian and early Edwardian suburb centred on the shops of Golders Green Road, with later building beyond, while Hampstead Garden Suburb developed east of Finchley Road at the same time.

At the 2021 Census, 45% of households in Golders Green North and South lived in houses: 28% semi-detached, 12% detached and 6% terraced. Houses are expensive: median semi-detached prices in those areas were about £1.2 million to £2 million in the year to March 2026.

Typical projects include rear and side extensions on semi-detached houses, loft conversions with rear dormers, and full renovations of older houses.

The Golders Green conservation area is centred on the town centre, and Hampstead Garden Suburb, with its own Trust consent requirements, lies immediately to the east. Other residential streets are assessed against Barnet's 2026 Sustainable Design and Development Guidance SPD.

That guidance sets a maximum depth of 3.5 metres for single-storey rear extensions to semis and 4 metres for detached houses, limits single-storey side extensions to half the width of the original house, and asks for rear dormers to be inset 0.5 metres from the eaves, ridge and roof edges. Front dormers are only supported where they are already a common feature of the street.

The same guidance covers basements, which should project no more than 3.5 metres beyond the rear wall of a semi or 4 metres for a detached house, with front lightwells no more than 1 metre deep and no wider, in total, than half the house.

Building work in Golders Green: common questions

Do I need Hampstead Garden Suburb Trust consent in Golders Green?

Only if your property is within the Suburb, which lies east of Finchley Road. Elsewhere in Golders Green, the normal planning rules and permitted development apply.

Can I add a front dormer in Golders Green?

Barnet's 2026 guidance only supports front dormers where they are already a common feature of the street scene. Rear dormers are generally the better option.
