Edgware is a classic north London interwar suburb, and typical projects here are loft conversions and rear or side extensions on semi-detached houses from the 1920s and 1930s.

Edgware stayed a village for longer than its neighbours. In the 1890s, residents opposed plans for new railway lines, worried that building plots would be “quickly covered with architectural atrocities”. Large-scale building came with the Underground: developers were already active by 1919, and the opening of Edgware tube station in 1924 brought rapid suburban growth, much of it built to a good standard for its time.

At the 2021 Census, 66% of households in Edgware Park, Edgware Central and Edgware East lived in houses, 42% in semi-detached houses. Median semi-detached prices were about £645,000 to £740,000 in the year to March 2026.

The usual projects are hip-to-gable lofts with rear dormers, full-width rear extensions and side extensions replacing garages. Detached houses make up 15% of households and terraced houses 9%, so most of the work is on semis built to a handful of interwar designs.

Edgware straddles a borough boundary along the Edgware Road \(the A5\): the east side is in Barnet and the west side in Harrow, so check which council covers your address before applying. Barnet's Watling Estate conservation area is nearby at Burnt Oak, and Harrow's Edgware High Street conservation area covers part of the historic high street. Under Barnet's guidance, a hip-to-gable that cannot be done under permitted development is generally acceptable where it rebalances a pair of semis whose other half already has a gable. Single-storey side extensions there should be no more than half the width of the original house and shouldn't project beyond its front wall unless that is common in the street.
